Q. What are some question I should want to ask when selecting a contractor for a new build project?
A. You should try to find out some previous projects completed, photos and references will help. Find out if the contractor can read plans. Ensure that the contractor will accept a phase base payment system. ‘no advanced payments should be made’
Q. How can I save cost on my build or renovation project?
A. One can save funds by choosing less expensive materials, minimize unnecessary changes from initial plans, invite family, friends and oneself to do some of the tasks (eg painting, removal of rubble, or demolition.)
Q. Should I choose cheaper products for my renovation project?
A. Cheaper products can be a good way to reduce costs in any project however do not confuse cheap with inferior. For instance Delta has both high end and average cost range items. The cheaper option will still be better than that no name brand manufactured somewhere you do not know.
Q. If I am using a 3 quote system for selecting a contractor, how do I know which price point to choose and not worry about choosing the wrong contractor?
A. Generally contractors will under bid and after the project has started they will claim that certain things were not charged for. If contractor’s are costing correctly they should come in relatively close in cost. If 1 of the 3 contractors are way off from the other, that can be an indication that they are either highly over priced or would not be able to complete the procect for their quoted price. Quotes should also be compared with a detailed breakdown of what items are to be done.
Also compare apples with apples. Do not compare a contractor who is quoting for labour and materials for a contractor quoting for labour only.
Q. Should I do a formal contract for my renovation or build project?
A. It is advised to do a contract for large projects detailing what has to be done and the respective payment schedule by phase. For smaller project with a limited duration, a contract may not be needed. A gentleman’s agreement will suffice once the task is clearly articulated.
Q. Is it rude to ask a contractor for references?
A. As a paying customer it is in no way rude to ask for a references. Any contractor adamant against providing references is a big red flag.
Q. After selecting my contractor, what can I do to ensure that the contractors stick to the schedule?
A. Your presence on site is necessary as contractors tend to get lazy and unreliable. Also sticking to your payment after phases are completed will ensure of this. ‘NO ADVANCE PAYMENTS ON LABOUR’
Q. Should I hire a labour only contractor or a contractor that takes the hassle away from me having to run around and buying materials?
A. This will be solely up to you, your time schedule and budget. A labour only contract will save you money on the overall project, however you have to ensure that when materials are requested by the contractor it is available. It can be very time consuming to procure materials for projects.
Q. Should I hire contractors for each section of the build or one contractor that brings all his subcontractors with them?
A. Hiring separate contractors can be a benefit as you can negotiate prices for each phase of the job. Nothwithsatnding this can cause major delays in the projects as each independent contractor will now be dependent on completion schedules of other independent contractors. This must now all be coordinated by yourself. If you do not have the project management skills or not familiar with the construction process it is advised that the contractor brings all his subcontractors.
